Asphodel was purchased by its restorers in August of 1998. Before restoration began the house looked like this. The house then underwent major restoration to bring it back to its original glory. The first step in this process was to remove a number of the modern "improvements" that were done to the house over the years (mostly in the 50's). This phase also involved replacing and repairing sections of the house that were in poor condition due to water damage. This water damage was the result of a number of factors (window air conditioning units with improper drainage, channeling of rain water to the underside of the house, damaged downspouts, blocking off of the original excellent under-house ventilation). None of these factors was present in the original house. All of these were corrected during restoration, improving the house's original, very well designed, water handling systems.
Property purchased by restorers on August 1. The house was in need of major repairs.
Demolition of the damaged sections of the house begins. Correction of water damage also begins. In order to prevent future water damage, a french drain was installed under the front porch. Window air conditioners were removed and were replaced with a modern central geo water-exchange heat pump system. The electrical, gas, irrigation, water supply, and sewage systems were all in very bad shape. All of them were removed and replaced with completely new systems.
The asphalt shingle roof was removed and replaced with a standing seam copper roof. All gutters and downspouts were replaced with copper as well. The digging of the trench for the french drain was a major undertaking, adding additional protection from water damage.
